To sell your home, one of the essential things for you is to stage your home. While the price of your home is often dictated by the market and your own surroundings, the people who are going to buy your home ultimately need to have some attraction to it.


The question is- can you stage your home yourself, or do you need to leave the home staging to the professionals? Either way, you may need to spend a little bit of cash in order for the home staging to actually work well. 


Declutter


The first step in the home staging process is for you to declutter the home. Get rid of anything that’s taking up space, or making the home appear “junked up.” No one can picture themselves living in a cluttered home. 


Hire A Maid


If you’re doing the home staging yourself, one of the most important aspects of getting your home ready is making it clean. A maid service can provide that deep clean that you may not have time to do yourself. This service is definitely worth the investment to make your home presentable to potential buyers.


Professional Home Staging Is Pricey


Professional home staging can cost quite a bit, (we're talking thousands of dollars.) You can do a lot yourself to stage your home. You don’t need to spend top dollar in order to have your home staged appropriately. Just know that homes that are staged correctly (whether professionally or by you) sell for more.


Staging Gives Buyers Vision


It may be hard for buyers to envision a room any other way than how you currently have it set up. People may not be able to picture a chair in the corner or a bed in a different position. You can play around with the furniture in your home to make the rooms look best. 


Add Some Paint


One of the easiest things that you can do to stage your home is to paint it. Even if you simply put a fresh coat on the doors, it can really add some appeal to the home. If you have the time, you should paint the rest of the home’s interior as well. Buyers are most attracted to neutral colors. If you have any rooms that are oddly colored, or looking rough due to age, some paint can really bring life into the home.  


Make Each Room Inviting

When potential buyers walk through the home, you don’t want them to simply skim the house without checking out each individual room. See what draws you into the room, whether it be lighting, a fireplace, or an ornament on the door. Any of these small touches can make a big difference when you stage your home.

Creating curb appeal is an essential ingredient to attracting potential buyers to a house for sale. Similar to the concept of "dressing for success," when you make a strong first impression, your chances for producing positive results are greatly enhanced.

Looking good from the outside is the first step to capturing people's interest, but that's only the first of several hurdles that you have to clear. The last thing you want to do as a home seller is disappoint prospective buyers when they start looking around inside. That's why it's important to start strong and finish strong! While that may be easier said than done, it's a principle of success you can't afford to ignore.

Once you put your house on the market, there are two factors that could potentially work against you: the elements of time and competition.

  • Time is of the essence: Time can either be your friend or your adversary, depending on how long your house has been on the market. When house hunters see the words "just listed," it creates a feeling of excitement and urgency. For many eager home buyers, those two words mean there's a fresh opportunity to discover the house of their dreams... or at least a reasonable facsimile! It's especially enticing to frustrated buyers who have already looked at a lot of homes, without having found the right one yet. When a new house is listed and put on the market, couples will be thinking and saying "Maybe this house will be the one!" Your challenge as a home seller is to do everything possible and cost-effective to live up to their expectations! An important factor to keep in mind is that the longer a house is on the market, the less appealing it generally is to prospective buyers. Once a house has been languishing on the market for more than a couple months or so, it also puts the sellers at a negotiating disadvantage.
  • Competition is a fact of life: Buying a house is weighty decision. No one takes it lightly, and few buyers are going to make an offer on a house if they haven't looked at several others, too. Well-organized house hunters will have wish lists, "must have" requirements, and detailed notes and recollections about how each house stacks up. So it's important to work with your real estate agent to present your home in its best possible light. When your home compares favorably to other similar properties on market, your chances of getting it sold within a reasonable period of time are greatly improved.
Maintaining an appealing exterior will help give you an inside track in the competitive real estate market, but making sure your property is in good shape from top to bottom will often be the deciding factor in how soon you get to the finish line!

While home staging is an important part of real estate, there’s a human factor involved in the marketing of homes that is completely authentic with each family that resides in a home. From keeping things organized to using personal memories, there’s ways to make your home attractive to both visitors and potential buyers. Keep everything organized Less clutter equals less fuss. When everything has a place your house just works better for everyone. Even pictures laid out on the coffee table should be placed in a strategic manner. Items like souvenirs, pictures, or vases shouldn’t be placed in your home without a rhyme or reason. Be sure that you have the tools needed to keep organized. When the time comes that company is coming or you’re selling your home, you’ll be glad that you’ve kept organized. Use color The power of color can make any room visually exciting. Even one item that may seem out of place in a room can help bring character into your home. First Impressions In real estate, as in most other areas of life, you only have one chance to make a good first impression. As the homeowner, you may have gotten used to bent rain gutters, loose roof shingles, or miss-aligned shutters. However, to a potential buyer, these items stand out like a “sore thumb” and alert the first-time homebuyer to avoid your home. Know Your Home Both Inside And Out How old is the roof? When was the furnace last inspected and serviced? How much are the taxes? Potential buyers want to know everything. Be up front and honest. When you employ a realtor, they will buffer these questions for you. Gather Your Paperwork Review your mortgage to determine if there is a pre-payment penalty. Know the amount of annual property taxes, insurance, homeowner’s association dues and assessments, annual maintenance such as lawn services and pest protection and if there are any liens against the home. Do you have a current termite inspection? Price Your Home Correctly Taking a realistic approach when it comes to pricing your home is one of the most important decisions you will make in the marketing of your home. It doesn’t matter if you are attempting to sell the home yourself, or enlist the services of the most reputable realtor available. No matter the amount of advertising or best sales efforts, you cannot sell a home that is overpriced. Your realtor can help you review neighborhood comparisons and determine a fair, realistic price. Your realtor’s knowledge of local properties, market values and trends can correctly start the process that will ensure that you get the best price and the best results. Let Your Realtor Do Their Job It is best to vacate the residence when an agent is showing the home to a prospective buyer so that they may have a candid conversation with the realtor to resolve any issues that may arise. A buyer is not going to voice what they don’t like about the house if you are in hearing range. Perhaps the prospective buyer can’t stand the orange carpet in the den. If the realtor doesn’t know what a buyer likes and dislikes he/she cannot overcome the objections. If the realtor knows the carpet is a “turn-off”, the realtor can include it’s replacement in the negotiations, rather than lose a sale. If you are home when an agent shows the property, stay out of the way. You do not want a buyer to feel pressured and that you are looking over their shoulder as they inspect the house. Consider All Offers Carefully When you list your home with a realtor, they are obligated to bring you all offers. Don’t dismiss a low offer out of hand. It may be more cost-effective to take a bit less for the sales price than to have the home sit on the market for months. If you are making mortgage payments, it may cost you in the long run if you delay.

Independent studies have confirmed that deploying particular scents in a home for sale can dramatically increase the home's appeal to a potential buyer.  With that being said, what is the best way to go about changing your home's "scentmosphere"? 1. - The Friend Test - Often times, we get used to particular scents in our home, so much so that we don't even notice that they're there.  Litter boxes, old couches, bathrooms, and bedrooms can all breed their own "scentmosphere", and some can be more noticeable and offensive than others.  Have a friend come over and, well.....Smell your home.    Your friend doesn't live in your home.  They can pick up on things that you may not be able to, like the smell of dirty laundry, a musty-smelling finished basement, or a well-lived-in bedroom.  These "other person" smells can turn off a buyer in a heartbeat.  If you are a smoker, then stop smoking inside while your house is on the market.  Keep children's rooms tidy and clean-smelling. 2. - Kitchen Comfort - There are many scents that can be utilized in the kitchen to make it more appealing.  Candles, lemon wedges chopped up into a garbage disposal, cinnamon sticks in the oven, and fresh-cut flowers can be utilized for this purpose. Some people swear by citrus scents, others by baked goods, but it really boils down to personal preference.  Lavender has been shown to produce a calming effect, and fruit scents like apples and peaches can carry classier undertones. 3. - Subtlety is key.  You want a noticeable "scentmosphere", but not one that is overpowering.  Pick your scents accordingly.  If you overdo it, people may think you're trying too hard to cover something up.  Remember that because we breathe, we smell things constantly.  Each individual smell shouldn't be strong enough to cover multiple rooms in your house.  You don't want your entire downstairs to smell like the cinnamon you have in the kitchen.  Likewise, a fresh lemon scent all over the entire house can make it seem like there are smells that will creep into the "scentmosphere" once the lemon scents wear off.  Less is more.
